Coro Highland Storage will be a Class A self-storage development near Atlanta CBD in Atlanta’s highly sought-after Old Fourth Ward submarket. It will serve a dense, renter-driven population in the Old Fourth Ward, Poncey-Highland, and Midtown neighborhoods. The land will be purchased in 1Q2026. Construction is scheduled to commence 3Q2026 and conclude in 3Q2027.

The project will consist of a six-story building totaling 72,700 RSF with 969 units averaging 75 SF (5’x5’ to 10’x20’). Strategically located adjacent to Freedom Parkway (71,000 VPD) and I-75/85 (340,000 VPD), the site offers superior visibility, accessibility, and connectivity to the Atlanta CBD and surrounding neighborhoods.

Within a 1 and 3-mile radius, there are only 4.6 and 8.7 SF, respectively, of storage space per capita, indicating undersupply. Further, given tremendous scrutiny on storage entitlements within the City of Atlanta and resident opposition, there are meaningful barriers to entry for new competitors in this submarket.

To secure entitlements for the project, the sponsor has committed to deliver 20 affordable (non-LIHTC) apartments. Coro Highland Storage will not be involved in the housing. Stan Sugarman, an Atlanta affordable housing developer, will complete and own the apartments and separately operate those apartments apart from the storage component. Coro Highland Storage will be constructed by Atlanta-based Ajax Construction, which has built over 125 Class A self-storage projects and numerous other properties.
